Developers break ground on $110M senior housing complex in Henderson

Texas-based Investcor Development has broken ground on MorningStar at Green Valley, a $110 million senior housing complex on a 3-acre site at 2155 Village Walk Drive in Henderson. The project is located off Green Valley Parkway just south of the 215 Beltway, near Whole Foods Market and The District at Green Valley Ranch.

The 234-unit development will offer independent living, assisted living and memory-care units. Amenities are slated to include a restaurant and bar, two gyms (one for physical therapy), a rooftop deck, outdoor putting green, private movie theater, multipurpose rooms, spa and salon, whiskey lounge, tea room and underground parking.

Investcor principals W. Tylere Brennan and Justin Hobson previously sold high-rise units at CityCenter on the Strip. Brennan, a third-generation Southern Nevadan, said the company reduced the original 244-unit plan to include more one- and two-bedroom units instead of studios. Denver-based MorningStar Senior Living will operate the complex.

The city of Henderson’s Community Development and Services Department approved a design review for the project in late 2025. Property records show Investcor closed on the $8 million land purchase in August, and the city has issued permits for grading, civil improvements and electrical work since early September.

Brennan cited Southern Nevada’s popularity with retirees and the proximity to large 55-and-over communities such as Sun City Anthem, which has more than 7,100 homes and roughly 13,000 residents. The project is expected to be completed in fall 2028 and marks Investcor’s first development in the Las Vegas area.
