Las Vegas ranks among top markets for homebuyer concessions

Nearly 67 percent of local home sales in Las Vegas included seller concessions in August, according to a Redfin report. The city ranked fourth nationally for the share of sales with concessions, behind only Atlanta, Charlotte, and Phoenix. Nationally, 44.7 percent of homes sold in August included concessions, the highest level since 2020.

Redfin attributed the high concession rates to strong buyer’s market conditions, noting that Las Vegas is among the five strongest buyer’s markets in the nation, with more than twice as many sellers as buyers. This imbalance gives buyers more negotiating power, prompting sellers to offer concessions to close deals.

Cheryl Van Elsis, a Redfin premier agent in Las Vegas, said elevated mortgage rates are a major driver of seller concessions. She explained that contributions toward closing costs or mortgage rate buydowns can significantly reduce a buyer’s upfront or monthly expenses, making them more valuable than a simple purchase price discount in the current rate environment.

Although Las Vegas home prices have remained high due to limited land for new development and homeowner reluctance to sell, the overall market has shifted since the pandemic-era boom. Increased construction and a growing number of homes for sale have outlasted some of the demand surge from remote work-driven relocation, contributing to today’s buyer’s market conditions.
