A waterfront estate in the guard-gated SouthShore community at Lake Las Vegas sold on Sept. 17 for $6.4 million, just $100,000 below its $6.5 million asking price listed on Aug. 10. The three-story, 9,781-square-foot home at 34 Grand Corniche Drive features five bedrooms, 11 bathrooms, and sits on slightly more than a quarter-acre backing onto the lake and the Jack Nicklaus-designed SouthShore Country Club golf course.
Built in 2007 by Thomas Heath Construction, the Tuscan-style residence showcases white walls, exposed dark wood beams, coffered ceilings, and archways throughout. Floor-to-ceiling windows and disappearing glass doors blend indoor and outdoor spaces, which include multiple terraces, a wading pool, a main swimming pool with a pool bath, and direct access to a private dock where a boat is included with the sale.
Interior amenities include a private executive office, fitness studio, home theater, wine cellar, wet bar, and a spa with a Jacuzzi and dry sauna. Every bedroom has an en suite bathroom, and the primary suite offers custom closets and a jet tub. The property also features a whole-home automation system and a sound system the listing agent said cost the previous owner roughly $250,000.
Listing agent Christian Carrillo of Signature Real Estate Group said the home attracted about four interested buyers and moved quickly because of its waterfront location. Buyer’s agent Lillie M. Shines of Coldwell Banker Premier represented the purchaser, who was specifically seeking a "Tuscan villa feel." According to Las Vegas Realtors data, the transaction was the third-highest sale recorded in September.
