More apartments, retail space approved for Downtown Summerlin area

Clark County commissioners gave the go‑ahead Wednesday for a mixed‑use project in Downtown Summerlin. The board approved Howard Hughes Holdings’ proposal for a 354‑unit residential building paired with 6,556 square feet of street‑level commercial space. The roughly four‑acre site sits on Spruce Goose Street, just east of the open‑air promenade that lies off Sahara Avenue near the 215 Beltway. The item appeared on the consent agenda as part of the board’s routine matters and was adopted by a single vote, with no separate discussion. A county staff report notes that the five‑story development will feature a pool area, fitness center and a blend of office space plus one‑ and two‑bedroom apartments ranging from 561 to 1,793 square feet. Hughes Holdings, the Texas‑based firm behind the Summerlin master‑plan, has already poured hundreds of millions of dollars into the Downtown Summerlin core. This latest effort will add another wave of construction to the area. The developer’s portfolio in the district includes upscale apartment towers, high‑rise office towers, Las Vegas Ballpark, a Whole Foods Market‑anchored shopping center and the 106‑acre outdoor shopping‑and‑dining hub that serves as the neighborhood’s centerpiece. Howard Hughes Communities, the company’s property arm, told the Las Vegas Review‑Journal that the undertaking “represents the adjacent section successful Downtown Summerlin’s evolution.” The developer added, “Beyond introducing caller lodging opportunities, the task volition heighten the territory with further retail offerings and improved pedestrian connectivity.”
